PRESSURE TESTING & INSPECTIONS.

Building mechanical inspections for commercial and pre-purchase scope.

Overview

Pressure testing and building mechanical inspections cover the verification work most contractors don't sell as a standalone service. Wind Rose runs them as a named scope: pressure-testing gas lines, plumbing systems, and hydronic loops; inspecting commercial mechanical rooms for tenant-improvement and pre-purchase scope; documenting boiler, plumbing, and gas-fitting conditions for real-estate transactions; and providing the written report a building owner or buyer can act on.

The credential stack matters here. A Red Seal plumber inspects plumbing; a Red Seal gas fitter inspects gas; a C-NRPP specialist inspects radon. Wind Rose carries all three and runs unified inspections that don't require three separate trade tickets. Commercial buyers and property managers get one report from one trade — not a stack of three.

The service is one of Wind Rose's commercial-track scopes. The Regina market has a meaningful gap on independent mechanical inspections — most are bundled into general home inspection reports that gloss over the trade-specific detail. Wind Rose's inspection is the trade-specific detail.

ONE TRADE. THREE INSPECTIONS.

Most pre-purchase mechanical inspections in Regina are run by general home inspectors who flag what they see and recommend a follow-up from a trade. Wind Rose is the follow-up — and the inspection. One Red Seal trade can sign off on plumbing, gas, and (with C-NRPP) radon in the same report. That collapses three referrals into one ticket.

Red Seal plumber + Red Seal gas fitter + C-NRPP = all three credentialed inspections run by one trade.

The Process

01

Scope

Define what's being inspected — gas, plumbing, hydronic, radon, full mechanical — and the report format the buyer or owner needs.

Scope confirmed

02

Pressure Test

Run pressure tests on the systems in scope per code-referenced protocol. Document the results.

Pressure-tested

03

Inspection

Walk the systems, photograph and document conditions, flag deficiencies, and note items that meet vs miss current code.

04

Report

Issue a written report. For real-estate transactions, the report is sized for the buyer or seller agent's review timeline.

Frequently asked

How is this different from a home inspection?

+

A general home inspection is broad and shallow — it covers everything but doesn't carry the trade credential to sign off on any single system. A Wind Rose mechanical inspection is narrow and deep — it covers plumbing, gas, hydronic, and (with C-NRPP) radon, with Red Seal credentials behind each section. The two complement each other.

How much does a mechanical inspection cost in Regina?

+

A residential pre-purchase mechanical inspection starts around $550 — the number changes with the systems in scope and whether radon testing is included. Commercial mechanical inspections are quoted per scope. The Pricing page has the breakdown.

Can you test gas lines for a real-estate closing?

+

Yes. Pressure-testing residential gas lines for a real-estate transaction is in scope, run by a Red Seal gas fitter. The written report is sized for the closing timeline.

What's a building mechanical inspection?

+

A building mechanical inspection assesses the condition, code compliance, and remaining service life of the building's plumbing, gas, hydronic, and HVAC-mechanical systems. Wind Rose runs them for commercial property purchases, tenant-improvement scoping, and pre-renovation due-diligence.

Can you include a radon test in the inspection?

+

Yes. Short-term radon screening can be included in a pre-purchase inspection scope, run alongside the mechanical inspection. Long-term radon testing runs on the 91-day protocol and is typically scoped after the closing once the buyer takes possession.

Do you do tenant-improvement scoping inspections?

+

Yes. Pre-construction mechanical scoping for tenant-improvement projects — what's there, what's code-compliant, what needs replacement before the build-out starts — is a named commercial-track scope. See the Commercial page.
